When looking for a flat to rent we had serious issues with letting agents trying to rip us off with fees. We were actually asked for £700 by one agent before they would let us go ahead with the flat. Know upfront exactly what renting a property through us is going to cost you.


The reservation fee

For most properties the reservation fee £240 or £456 inclusive of VAT.  If the prospective applicant fails to progress the tenancy for any reason or fails referencing, the reservation fee will be refunded less our reasonable expenses and time charges incurred.  The reservation fee will otherwise be credited to the damage deposit/bond or rent on completion of the letting agreement. The reservation fee will be refunded in full to the applicant(s) if the landlord decides to withdraw from the letting before completion of a Tenancy Agreement.

The application administration fees

Administration fees include:
contribution toward the tenancy agreement for 1 adult applicant, set up & referencing fee

One private tenant: £240 inclusive of vat
Each additional adult tenant: £216 inclusive of vat
Guarantor: £66 inclusive of vat
Company tenant: £540 inclusive of vat
Full-time students: £216 inclusive of vat per person (this is includes the guarantor administration fee)

Tenancy deposit

You will need to pay a deposit along with your first month’s rent before you move into the property. This is usually one and a half times the monthly rent.

Your deposit will be protected by one of the tenancy deposit protection schemes, and if you have any queries about deductions at the end of your tenancy, these can be fairly discussed.

Tenancy renewal

There is a charge of £54 inclusive of VAT for renewing your tenancy agreement.

Check-out fee

There is a check-out fee of £90 inclusive of  VAT (£180 inclusive of VAT for student houses) at the end of the tenancy. This is to thoroughly check the property against the inventory and the schedule of condition.

Reminding you to pay your rent

There is a notification fee of £30 inclusive of VAT if we need to remind you to pay your rent.
If we need to send you a legal notice there will be charge of £90 inclusive of VAT.

Charges for repairs or cleaning

Under the tenancy agreement, your landlord or Prominence may charge you for arranging any work that is needed to fix damage caused by a breach of your tenancy agreement. For most properties this charge is £120 inclusive of VAT.

This amount can also be charged to arrange cleaning and any repairs required at the end of your tenancy. It will be deducted from your deposit along with the costs for the repairs or the cleaning.

Your money is always protected

Your money is fully protected through our membership of Client Money Protection Insurance (CMPI) which protects and compensates tenants if their funds are lost or misused by their letting agent.
